Bank lines and institutional partners

Our capital stack varies by deal and market: private banking and warehouse credit lines, plus hedge-fund and private-credit partners who fund residential acquisitions at scale. That mix is what lets us close in 14 to 30 days without a retail mortgage.

An internal underwriting team gives final approval

Acquisitions price the property, but underwriting owns the decision. They verify comps, repair scope, title and payoff figures, then approve the funds. Once they sign off, the number in your agreement is the number at the closing table.

Why this matters to you. A funded buyer with internal approval means fewer surprises after you sign: nobody outside our team has to “look at it” first, no renegotiation because financing moved, and a closing date that holds. If any part of our structure affects your transaction, including any case where we bring in an affiliated partner, it is written into the agreement you sign, not discovered later.

Today Clean Slate is a team: acquisitions specialists who look at your property, analysts who price it, and an in-house underwriting group that approves the capital. You are not dealing with one person and a hope of finding funding later.

It is a written offer with the assumptions attached, based on comparable sales and an estimated repair scope. It is subject to our walkthrough and clear title. If we find something materially different from what was described, we will tell you and explain any change rather than quietly renegotiate at the closing table.

Are you a real buyer, or are you looking for one?

We are the buyer. Purchases are funded with private capital: our own balance sheet plus committed lines from private banking relationships and institutional partners. Each offer is approved by our internal underwriting team before it is sent, so the funding is settled on our side before you ever see a number.

How are your purchases funded?

It varies by deal and market. Typically a combination of company capital, private banking and warehouse credit lines, and hedge-fund or private-credit partners who fund residential acquisitions. Your closing is handled by an independent title company or closing attorney, so you see the funds and the itemised figures in writing.

Do I pay anything?

No. There is no commission, no listing fee and no charge for the offer, and we cover standard closing costs. Your own liens, unpaid taxes and mortgage payoff still come out of the proceeds, which the title company itemises for you before signing.

Will you list my house instead of buying it?

We are a direct buyer, not a brokerage. If the honest answer is that listing the property nets you more and you can wait, we will say so and refer you to an agent we trust in your market.

What if the house is occupied or full of belongings?

Both are normal. We buy tenant-occupied properties and handle that conversation, and you can leave behind anything you do not want to move. No cleanout required.

How fast can this actually close?

Fourteen days is realistic when title is clean and there is no probate. Probate, unresolved liens or multiple heirs add time. We will give you a real timeline once we see the title work, not an optimistic one.

Might you assign the contract to another buyer?

Sometimes, yes. Where a property fits another investor's criteria better than ours, we may assign the contract. Your price, terms and closing date do not change, and this is disclosed in the agreement you sign.
